A Recent Roof Inspection We Completed for a Homeowner

Recently, we were called out to inspect a homeowner’s roof after they noticed a small water stain forming on their bedroom ceiling. They weren’t sure if it was serious or just something minor — so they asked us to take a closer look. Roof inspections are one of the things we do most often, and every time, we approach them the same way: with honesty, detail, and a focus on protecting the home.

Here’s how that inspection went from our perspective.

1. Starting With a Walk Around the Home

When we arrived, the first thing we did was walk around the property. Right away, we noticed a few signs that something was off:

  • The gutters had a bit of overflow staining

  • One slope had granule loss from past hail

None of this screamed “emergency,” but it definitely told us the roof needed a closer look.

  • Worn-down sealant around two vent pipes

  • A small soft spot near the valley where water was collecting

  • Early-stage hail bruising in a few areas

We documented everything with photos so the homeowner could see exactly what we were talking about.

3. Inspecting the Attic to Trace the Leak

Because the homeowner mentioned a ceiling stain, we also checked the attic. Sure enough, there was a faint moisture trail leading back to one of the vent pipes. The sealant around the flashing had deteriorated, letting water in during heavy rain.

This is something many homeowners never notice until it becomes a bigger leak — luckily, we caught it early.

4. Explaining Everything Clearly to the Homeowner

After we finished the inspection, we sat down with the homeowner and went over everything we found.

We explained:

  • Where the leak came from

  • Why the shingles were aging the way they were

  • What was still in good shape

  • What could wait

  • What needed attention soon

They appreciated that we broke everything down in simple terms and didn’t try to push unnecessary work.

5. Making the Repairs the Same Day

The good news was that the roof didn’t need a full replacement — just a handful of minor repairs.

So while we were there, we:

  • Resealed the vent pipe flashing

  • Fixed the nail pops

  • Replaced the cracked shingles

  • Reinforced the valley where water was sitting

  • Applied fresh sealant where it was wearing thin

By the time we wrapped up, the roof was watertight again.

6. Giving the Homeowner Peace of Mind

Before leaving, we showed the homeowner all the photos, the repairs we completed, and a few areas they should keep an eye on over the next few years.

They were relieved to know the roof still had a lot of life left in it — and even happier that we caught the leak early before it turned into a bigger problem.
